How Realtors Can Use YouTube to Market Their Properties

INTRODUCTION

Video marketing can help real estate agents with lead generation, brand awareness and ultimately sales. After all, real estate listings with videos receive 403 percent more inquiries than those without videos, according to QuickSprout.

Here’s how realtors can use YouTube to market their properties.

USE LIVE VIDEO STREAMING TO FEATURE THE LISTING

As a realtor, you sit at open houses all day, so why not be productive with your time? YouTube Live is an easy way to reach your audience in real time. You can either use a webcam or your mobile phone. (You’ll likely need to start with your webcam since YouTube requires at least 1,000 subscribers to live stream with a mobile device.)

The topics of videos are endless. Explain various ways to orient the living room. Point out the unique architecture. Show off the vaulted ceilings.

All live videos are archived, which means you can share it with prospects at another time and sort them into playlists.

VIDEO WILL HELP GROW EMAIL MARKETING LISTS

Creating videos that give potential customers unique, fresh and valuable content will help grow your email marketing list. In other words, these videos can be featured in your e-newsletters in addition to or in place of written content.

Also, you can add a link to sign up for your email list in the description box of the video. When doing this, make sure to make the website clickable within the description. Lastly, if you don’t tell your viewers what to do, they’ll most likely not do it. So within your video, tell them to click the link in the description box below. This will increase your likelihood of conversions.

CREATE EPISODIC VIDEOS

Staying top-of-mind to potential customers is important. One way to do this is to create episodic videos. Yes, this means carving out 30 min. a week to sit down and record videos.  Maybe your overall topic is how to sell homes more quickly, so one week you share “10 basic improvements to do on your home” and the next week you share “how to make your walk-up more attractive.” When naming titles, be sure to incorporate keywords, since after all, YouTube is the No. 2 search engine behind Google.

Keep in mind that Google (which owns the video streaming company) recognizes that videos are harder to create than written content, so its algorithm weighs them differently in figuring out web page rankings.

Also, craft a variety of videos to see which ones perform better.
