It seems like it should be relatively simple to connect your website to an MLS, but you will encounter some nuances and costs. For instance, the National Association of Realtors has a four-page IDX policy. Plus, you’ll need to check your MLS for its particular policies. 

Here’s a look at the two most common paths for installing MLS search and listings to your real estate website.

USE AN IDX PLUGIN

Let’s assume you’re building your website using WordPress. Look for a real estate theme that has IDX integration. For example, Theme Forest has more than 150 themes that cost about $59 each.

If you already have a theme and are looking to add MLS features, you can install a plugin. Search for “IDX,” then review the various plugins for the one that best fits your needs and your theme. Note: these plugins will require a subscription fee.

Once you purchase a plugin, you can add it to your website using the provided shortcode. Copy and paste the code where you want the plugin to appear, say, on your homepage. The plugin should allow you to modify the options, such as which locations to include.

You may find yourself in a situation that the IDX plugin doesn’t actually cover your MLS area. For example, ClickSold includes a paltry four MLS regions in the United States. Meanwhile, Diverse Solutions has just eight MLS regions within the State of Wisconsin, for example. 

In this case, you’ll have to contact the Realtors association to which you belong. You will start a subscription and fill out some paperwork. Eventually, you will receive some code to install on your website.
